What should the customer know about your pricing (e.g., discounts, fees)? +

We're proud to offer 60 days satisfaction guaranteed. If you hire us and for any reason you're not satisfied, we will refund you the first two months.

Our pricing varies based on the size of the portfolio and the level of complexity for managing it. We remain competitive in terms of pricing compared to the competition. Although we're not the cheapest, we do believe we provide the most value for the price we offer.

Our fees range from 5% to 12% of monthly rent for residential, $40 per door for HOA management, with commercial being determined on case by case basis.

What is your typical process for working with a new customer? +

STEP 1. We're able to provide a quote for property management services within 24 hours. Just fill out our form with your property address with any additional information, and we will get back to you with our best estimate as well as more information about our services applied to your property.

STEP 2. We schedule an in-person meeting at your property to do a walk-through.

STEP 3. We discuss the terms of the agreement including start date and fees, sign the contract and transfer the keys and any other items pertaining to the management of your property.

STEP 4. We send a email and/or mail to the tenants and vendors to introduce JMK Property Investment as the new property management.

From that point on, your property should be on auto-pilot.

What education and/or training do you have that relates to your work? +

We're a licensed company for commercial property management in Miami Beach. Our property managers are Licensed Community Association Managers from the state of Florida.

Also, we're active in the Miami Chamber of Commerce and the National Association of Residential Property Managers.

How did you get started doing this type of work? +

First and foremost, we're passionate about real estate. We live it every day from morning til evening. To be completely transparent, we enjoy it so much that it doesn't feel like work.

Our services expand past property management. We're also investors. We were looking to hire a property management company but were not satisfied with what was offered in the market. Once our own portfolio grew past a certain point, we started offering the services to other investors.

Our priority is customer service, and it's been our strongest growth driver.

What types of customers have you worked with? +

We work primarily with real estate investors, individuals and institutions, as well as Community Associations for large condo buildings.

What is a recent project you are fond of? How long did it take? +

Every project is special. It's endearing to make sure tenants and owners are happy with the roof over their heads. We strive for that every day. We love to transform communities and hear back from homeowners thanking us for the work we do.

Most recently, we saved $11,000 in insurance (30% saving) on a 16 unit building in Miami Beach, and helped an investor from California with a property he overpaid for and needed a complete overhaul. We used our GC license and took over the project. The investor made $50,000 on the project.

Our favorite recent story is probably a triplex in Lake Worth that we managed and was sold to a new owner who immediately discontinued our services. A couple of weeks later he called us and contracted us because the tenants requested that WE manage the property.

What advice would you give a customer looking to hire a provider in your area of work? +

Make sure you get to know who you will be working with. Our key differentiator is customer service. As owners, we personally know all our customers. That's hard to do for large corporations. We prefer to work with management companies for which we're not just a number among so many.

What questions should customers think through before talking to professionals about their project? +

Try to get more information about the property manager who will be responsible for your property. Also, ask for references and make sure you call them. Finally, make sure your goals are not only aligned with the service providers but also that they can deliver on their commitment.
